RERA Registration (Agents and Projects)

For real-estate agents, and for projects over 500 sq m or eight units.

Reviewed by CA Hitendra Pal Singh· company law, tax and complianceLast reviewed

No agent may market a RERA project, and no promoter may advertise or sell one, without registration with the state authority. Agent registration is a form and a fee; project registration is a full disclosure exercise — title, approvals, layouts, escrow undertakings — filed on the state portal and updated quarterly.

What is included

  • State portal application
  • Document compilation and affidavits
  • Query responses
  • Registration certificate
  • Renewal and quarterly-update reminders for projects

What we will need from you

  • PAN, Aadhaar and photograph of the agent or promoters
  • Certificate of Incorporation or partnership deed
  • Income-tax returns for the last three years
  • Address proof of the office
  • For projects — title documents, sanctioned plans, approvals and the engineer, architect and CA certificates

How long it takes

Agents typically 15–30 working days; projects 30–60.

Timelines are typical, not guaranteed. Government processing times vary, and a query from the officer adds to them. We will tell you where yours stands.

Common questions

Is agent registration valid across India?

No. It is per state, for five years.

Does a single plot resale need RERA?

No. RERA applies to projects above the size threshold and to agents dealing in them.
